General Manager
About the Ranch
Storm Mountain Ranch is a multi-owner ranch structured as a Homeowners Association outside of Steamboat Springs, CO, 14 homesites (12 completed). The ranch is approximately 1,100 acres; mix of hay ground, forested area, and pastureland. Storm Mountain Ranch leases out the agricultural components of their ranch to local producers, while maintaining their infrastructure and irrigation. The HOA has a lodge, cabins, pond, and equine barn. The main recreational activities on the ranch include hiking, cross country skiing, horseback riding, and fishing.
Overview
The General Manager serves as a member of the Storm Mountain Operations Team and as a member of the management team working cooperatively with, and reporting directly to, the Board of Directors. The General Manager is ultimately responsible for all aspects of ranch operations and management. In addition to general ranch operations the General Manager also plays a key role as business manager for the Storm Mountain Ranch Homeowners Association. The General Manager will be responsible for developing and meeting operational goals, development, and oversight of ranch policies, developing and monitoring budgets and financial matters. The manager will use a variety of resources in the support of the Board of Directors and homeowners' common goals. This position has a strong "hands on" component that will require the individual to appropriately prioritize and complete a wide variety of operational and managerial tasks simultaneously. The ranch employees are not responsible for individual owner's houses, just the common HOA infrastructure. The position of General Manger has a high level of responsibility and authority to conduct all manner of ranch/HOA business including anticipation and preparation for future needs and challenges.
Typical tasks and responsibilities
Manager will be involved in all aspects of operations, from hands on tasks to managerial obligations. Reporting to the General Manager, there are 3 full time staff members allowing for a fair amount of delegation. However, due to the small number of staff, the manager will regularly be needed to perform the operational functions on the ranch.
Hands on/Operational
1. Project oversight
2. Trail inspection/clearing
3. Plowing/snow removal
4. Building maintenance
5. Fly fishing instruction preparing rods etc. for guests
7. Weed control
8. Airport shuttle (back up driver)
9. Irrigation repair & monitoring turf conditions
Managerial
1. HOA business and law
2. Direct contact with owners and board members
3. Compliance with State Laws etc. ex. CCIOA
4. Interpretation of ranch documents
6. Water rights
7. Insurance
8. Property tax monitoring
9. Budget Development and Management
10. Point of contact for accountants
11. Pay and Benefits Plan, ensuring the best coverage and financial options on the market.
12. Top tier of leadership
13. Project planning/development
14. Contractor point of contact
15. Interagency contact -USFS, Parks and Wildlife, Routt County, Fire Dept., Banks, Realtors
16. Direct and or approve Agriculture program
18. HOA obligations in land/home sales
20. Water Quality
21. Fisheries
23. Understanding of Storm Mountain Ranch's Declaration, Bylaws and Ranch Rules
24. Ultimately responsible for relationship with neighbors/water users
25. Analyze building maintenance needs and budget/fund accordingly
26. Update ranch programs as needed. Horses, fishing, trail grooming, airport services.
27. Prepare and present HOA meeting materials
