Global Director of Portfolio & Workplace Strategy - JLL in partnership with Global Real Estate & Facilities, Amazon

Senior Vice President, Consulting - Global Locations

We are seeking a Global Director of Portfolio & Workplace Strategy to join JLL Consulting and lead a team of global and regional strategists in delivering real estate solutions that create enterprise value for Amazon, in partnership with the Amazon Global Real Estate & Facilities (GREF) team.

JLL Consulting helps develop high performance real estate teams, enables confident, fact-based decisions and designs and executes integrated, innovative solutions to achieve continual productivity gains that drive enterprise value. We assist our clients in aggregating and analyzing data to drive portfolio optimization scenarios and decisions that better align with business needs and objectives. We employ the best workplace and occupancy planning strategies to enable employee productivity and minimize business disruption -while easily responding to changing business needs.

The Global Director of Portfolio & Workplace Strategy will lead strategy development in partnership with Amazon GREF, bringing the strategy function together with global research, transactions and occupancy planning to drive real estate portfolio optimization and achieve impactful results. This position will report to our JLL Account Director and will have direct reports to support the function both nationally and globally. While the position is not required to be based in Seattle, travel will be required to enable face-to-face client interactions on a periodic basis.

What This Job Involves

Overall responsibility to serve as the single point of contact for the client real estate team for all global portfolio, research and workplace strategy activities and deliverables, in close collaboration with global leads for transactions and occupancy planning.

Program Management
  • Day-to-day support and oversight for global and regional portfolio, research and workplace strategy teams, including program development, goal setting and prioritization, consistency in deliverables, and active leadership as necessary to ensure decisions are made and progress is achieved
  • Direct oversight for global portfolio, research and workplace leads as well as regional leads for these functions within EMEA, APAC and AMER - consisting of regular touch points, guidance and support including participation in meetings and strategy paper reviews as appropriate to ensure quality and completeness of deliverables
  • Perform quality control in terms of consistency in planning processes, procedures and protocols, as well as consistency in delivery of the portfolio, research and workplace strategy functions.
  • Establish and maintain effective relationships with client global & regional leads to gain trust and support direct reports in delivering strategic recommendations
  • Assist in preparation of quarterly and annual reports to report on the progress of each function, including process improvements and lessons learned.
  • Assist client with the annual budget creation and forecasting.
  • Develop additional ad-hoc reports as requested by client.

Portfolio, Research & Workplace Strategy Team Responsibilities

Portfolio
  • Global portfolio strategy development at both an enterprise-level as well as city or metro-level, with a focus on identifying and executing upon global strategies to optimize location, cost, efficiency and customer satisfaction while accommodating growth across the global portfolio
  • Analyze inputs from the strategic planning process and on-account systems (business requirements, costs, facility information, cap-ex requirements, forecasts, occupancy data, lease and market data), develop multiple practical options supported by strong business cases and make recommendations with regard to strategic acquisitions, dispositions and market opportunities that optimize NPV and enhance customer productivity and innovation
  • Coordinate the execution of the strategies with relevant work stream leads (e.g. transaction manager, project manager, occupancy planner, etc.)

Research
  • Regular city/region overviews illustrating real estate fundamentals and economic conditions, as well as demographic and labor trends as appropriate to support client's global and regional objectives
  • Collaboration with the Portfolio & Workplace teams on Future of Work research and other targeted analyses that support client's long-range planning activities
  • Geographic Information Systems (GIS) and mapping capabilities focused on labor analysis, location analysis, driving/commute times, and any additional mapping analytics as it relates to location optimization and competitive assessment

Workplace
  • Partner with the client's Global Workplace Experience (GWX) team, regional real estate teams and business partners to support future of work and changing needs of the workforce - business drivers, talent strategy, employee preferences, work modes and patterns, and employee personas.
  • Support the evolution and implementation of a hybrid workplace model, managing customer requests for new workplace features and programs, aligning customer expectations with current GWX guidance and sharing feedback with the GWX team for continual improvement

  • Ten to fifteen years of related experience in a Corporate Real Estate environment
  • Strategic, big picture thinker who is an expert in portfolio & workplace strategy with a working knowledge of transactions, capital planning and occupancy planning, and demonstrated ability to lead complicated projects and interdisciplinary teams
  • Ability to lead global distributed team
  • Undergraduate degree with strategy and quantitative coursework (economics, math, finance, accounting, etc.), MBA ideal
  • High level abilities with Microsoft Office (Excel, Word, PPT)
  • Excellent written and verbal communication skills
  • Willing to roll up sleeves and get into the details
  • Independent, flexible, and resourceful

Strategic Planning and Portfolio Management
  • Experience in developing and driving proactive and strategic planning processes to deliver portfolio optimization and savings
  • Proven advanced business case development experience
  • Mature practical commercial experience including advanced financial acumen and analytical skills
  • Proficiency with advanced technology and tools
  • Creative and innovative thinking

Program Management
  • Demonstrated ability to work across business units/partners to deliver options and secure decisions
  • At ease operating from a blank sheet of paper- defining the program as it evolves and continuing to improve
  • Organizational savvy and agility
  • Solid negotiation and influencing skills
  • Strong program management skills
  • Ability to proof analysis to a very detailed level to include cross checking, error correction and other applicable checks to ensure analysis is flawless

Client Relationship Management
  • Proven ability to delight clients and ensure a healthy long term relationship
  • Experience balancing client demands with internal firm demands
  • Presence and credibility with all levels of an organization
