Environmental - Senior Project Management Director
  • Performs technical guidance of JLL's Valuation Advisory - Environmental team, including management of production and performance of the team members, in support of performing services related to ASTM E1527.
  • Manages and coordinates technical staff activities, training, and quality and risk management.
  • Oversees complex client accounts to achieve the company's strategic business objectives.
  • Develops and maintains service templates, processes, and field applications.
  • Key areas of focus include oversight of project scoping and service delivery, personnel management and recruiting, and budget and profitability of services and team members.


ESSENTIAL DUTIES AND RESPONSIBILITIES
  • Manages production of the Environmental team, as well as goals for revenue and gross profit margin.
  • Periodically reviews environmental reports written by others to ensure it meets company and client protocols and accurately describes the asset, as well as to ensure quality and risk management standards.
  • Interacts regularly with client(s) to ensure that goals and objectives of the services are established and achieved and develops and implements action plans to correct variances in service delivery.
  • Manages and leads project management staff nationally and ensures thorough staff understanding and implementation of operations, policies, and procedures.
  • Provides technical direction and guidance to staff assigned to projects.
  • Oversees the preparation of accurate, timely, and complete reports to the client and company.
  • May act as subject matter expert in areas of ASTM E1527, environmental risks, and guidance related to properly scoping Recognized Environmental Conditions (RECs), HRECs, BERs, etc, as well as client scopes such as Fannie Mae, Freddie Mac, etc.
  • Develops Environmental business with clients, presents services, and supports revenue growth of the business.
  • Performs other duties as assigned.


SUPERVISORY RESPONSIBILITIES
  • Provides formal supervision to individual employees within single functional or operational area.
  • Works with Managing Director to respond to subordinate's recommendations for staff recruitment, selection, promotion, advancement, and corrective action. Effectively recommends same for direct reports to next level management for review and approval.
  • Plans and monitors appropriate staffing levels and utilization of labor, including overtime, in accordance with budgeted revenue goals of the team.
  • Prepares and delivers performance reviews for staff.
  • Mentors and coaches team members to further develop competencies.
  • Leads by example and models behaviors that are consistent with the company's values.


QUALIFICATIONS, EDUCATION and EXPERIENCE
  • Bachelor's degree (BA/BS) in related field such as environmental science/studies, geology, engineering, or equivalent combination of education and experience.
  • Minimum 10 years of performing environmental consulting services in accordance with ASTM E1527.
  • Minimum of 10 years of experience in client management, developing accounts and managing services.
  • Minimum of two (2) years of experience in a supervisory position with direct report responsibilities.
  • Minimum of two (2) years of experience overseeing financial performance of an environmental consulting service.
  • Mastery level knowledge of scope differences for underwriting, acquisition/disposition, subject matter expertise.
  • Environmental Professional per US EPA definition.


CERTIFICATES and/or LICENSES
  • Certification as either a Professional Engineer or Registered Architect.


COMMUNICATION SKILLS
  • Ability to comprehend, analyze and interpret business related documents and offer strong business solutions to clients.
  • Excellent written and verbal communication, interpersonal, consultative, and exceptional customer service skills and the ability to problem solve.
  • Ability to effectively respond to sensitive issues, complex inquiries or complaints from clients, co-workers, supervisor and/or management.
  • Ability to make effective presentations on general topics to an internal department, large group of employees, clients and/or management.
  • Ability to motivate employees and client groups to take desired action. Ability to effectively present technical information to non-technical clients.


FINANCIAL KNOWLEDGE
  • Requires in-depth knowledge of financial terms and principles. Ability to calculate complex figures.


REASONING ABILITY
  • Ability to solve problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions. Draws upon the analysis of others and makes recommendations that have a direct impact on the company.


OTHER SKILLS and ABILITIES
  • Advanced knowledge of computer software and hardware (i.e. Microsoft Office Suite Products).
  • Excellent time management and organizational skills.
  • The position requires simultaneously managing electronic deliverables for several ongoing assignments.
  • Ability to motivate and negotiate effectively with key employees and client groups to take desired action.

  • Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines.
  • Responsible for adjusting work unit and/or project deadlines. Errors in judgment may cause short-term impact to department.
